1) General
This page explains fees and commissions that may apply when you use Propworths.com ("Platform"). Fees may vary by country, category (residential/commercial/business-for-sale), and plan, and will be displayed before you commit.
2) Smart Sell Platform Fees — Two Flat Fees, No Percentage Commission
Smart Sell has no percentage commission on the sale. Propworths charges two flat fees: a USD 180 seller listing fee paid upfront when the listing is published, and a separate USD 200 six-month buyer registration fee paid by each prospective buyer at registration. Both are collected by Propworths via Peach Payments. Full terms in the Smart Sell Listing Agreement, Section 5 and the Smart Offer Terms, Section 2A.
2.1 Seller Listing Fee — USD 180 Flat, Non-Refundable Once Live
Before your Smart Sell listing goes live, you pay a one-time flat USD 180 platform listing fee to Propworths. The fee is auto-converted to your local currency (ZAR, EUR, GBP, AED, and other supported currencies) at the Peach Payments live FX rate at the moment of payment. It is refunded only where (a) Propworths cancels the listing before the offer window opens; or (b) a documented Propworths platform failure prevented the offer window from running as scheduled and no comparable replacement window is offered within 30 days. 2.2 Buyer Six-Month Smart Offer Registration — USD 200 Flat, Non-Refundable
Each prospective buyer pays Propworths a flat USD 200 six-month Smart Offer registration fee before making any offer. This gives the buyer six months of unlimited offer-making across every Smart Sell listing on the Platform, in any of the 185 supported markets, plus FICA / KYC verification. After six months a buyer re-registers and pays USD 200 again to continue offering. The fee is auto-converted to the buyer’s local currency at the Peach Payments live FX rate. It is refunded only in the three narrow circumstances listed in the Smart Offer Terms, Section 2A.5.
2.3 No Percentage Commission on the Sale
Smart Sell has no percentage commission on any accepted offer:
- No buyer premium, no hammer commission, no percentage of the purchase price payable to Propworths on acceptance or on completion.
- The full accepted offer amount is paid by the buyer to the seller’s conveyancing attorney — not divided with Propworths.
- Where a Smart Sell listing was submitted by a registered estate agent on the seller’s behalf, any agent commission is a matter between the seller and their agent and is separate from Propworths’ platform fees.

2.4 VAT Treatment
- South Africa: both flat fees are charged plus 15% VAT where the payer is invoiced in SA (Propworths is registered / registering as a SARS VAT vendor).
- Rest of world: the fees are charged without additional VAT / GST added by Propworths (export of services, zero-rated under the SA Value Added Tax Act 89 of 1991). Payers remain responsible for any local tax obligations in their own jurisdiction.
2.5 Accepted Payment Methods (via Peach Payments)
- Cards: Visa, Mastercard, American Express — 3D-Secure enabled.
- Mobile wallets: Apple Pay, Google Pay.
- South African bank rails: Scan to Pay, and Pay By Bank (ABSA, FNB, Standard Bank, Nedbank, Investec, TymeBank and other approved South African banks).
- Cryptocurrency: Money Badger (BTC / ETH / USDC / USDT, settled to ZAR).
2.6 Non-Refundable
Both flat fees are non-refundable once earned — the USD 180 seller fee once the listing is published, and the USD 200 buyer fee once identity verification and payment have completed. Refunds apply only in the narrow platform-failure and eligibility-rejection circumstances set out in the referenced agreements. Neither fee is refunded on bond decline, buyer default, no offer being accepted, or the sale otherwise failing to complete after acceptance.
2.7 Where the Purchase Price and Deposit Go — Not to Propworths
Any negotiated deposit and the balance of the purchase price are paid by the buyer into the trust account of the seller’s conveyancing attorney — who is also the transferring attorney for the sale — on the timeline recorded in the deed of sale (typically 30 days cash / 60 days bond, but freely negotiable in the accepted offer terms). These funds do not pass through any Propworths bank or trust account at any time. Propworths holds no client funds.
3) Regular Listing / Advertising Fees (Non-Smart-Sell Listings)
This section applies to regular Propworths listings only. Smart Sell listings are covered in Section 2 above and are charged at the flat USD 180 platform fee.
3.1 Pay-Per-Listing / Subscription
Propworths may offer pay-per-listing and / or subscription options for regular (non-Smart-Sell) listings. The applicable cost is shown in-app at checkout. Regular listings work exactly as they always have — no fee change under the Smart Sell pivot.
3.2 Featured Upgrades
- Featured / Boosted listings
- Homepage or category spotlight
- Premium branding / agency profile enhancements
- Priority leads routing
4) Taxes, Currency, and Invoicing
- Fees may be exclusive of VAT/GST/sales tax unless stated otherwise.
- Currency is shown at checkout; exchange rates may apply for cross-border payments.
- Invoices are issued by Propworths.com Head Office or its regional contracting entity as shown on the invoice.
5) Refunds
Unless required by law, fees for services delivered (e.g., listing publication, featured placement) are generally non-refundable. Refund rules for payment processing errors or duplicate charges are handled in Payment Terms.
